All of the members of the Triad Team have a thorough understanding of the issues associated with the management of restricted affordable units.  It is critical to this work that the Triad team members couple compassion and understanding for the program participants and firm, objective compliance with the regulations. Triad’s internal administrative team supports these professionals and is responsible for computer recordkeeping reporting to the municipality, COAH and other agencies.

Triad Associates prepares all the necessary documentation to comply with the laws and regulations of the Department of Housing and Urban Development, the New Jersey Department of Community Affairs, the New Jersey Housing and Mortgage Finance Agency, and the New Jersey Council on Affordable Housing. 

This documentation includes operating manuals for “Rental” and “For Sale” units, Affirmative Marketing Plans, Policies and Procedures Manuals, program forms, and certifications. The documentation also includes quarterly and annual COAH monitoring forms for new construction, rehabilitated units and Regional Contribution Agreements.

Triad Associates is committed to ongoing education for its team members, who have received certifications for the COAH sponsored Training for Affordable Housing Administrators (2005) and Module 1 of the COAH Education Program for the Municipal Housing Liaison, RCA Administrator and Administrative Agent (2007).  Team members also recently attended the COAH sponsored trainings for Fair Share Plan and Affordable Unit Monitoring and RCA Monitoring (2008).
