The Camden Redevelopment Agency was selected by the New Jersey Schools Development Authority to construct the Octavius V. Catto Community School and Boys & Girls Club of Camden County under the NJSDA Abbott Schools Demonstration Program.  In order to construct the school, the Pleasant Gardens Apartment Complex, located on the site of the new school, needed to be demolished and all tenants relocated.

Triad was retained by the project developer, Universal/Keating Ventures, LLC, as the Reolcation and Property Management Consultant for the Demonstration School Project.  The relocation of all tenants from the Pleasant Gardens Apartment Complex required extensive community outreach, the preparation of a Workable Relocation Assistance Plan, Relocation Feasibility Report, a Needs Assessment, a Social Services Plan and the relocation of 240 tenants and 1 business.

All 240 tenants were successfully relocated to decent replacement dwellings within a 12 month time period and approximately 30 of those tenants were able to purchase a home utilizing their relocation assistance payments.

The City of East Orange, City of Vineland, and the City of Trenton were selected by the New Jersey Schools Development Authority to construct Demonstration School Projects under the NJSDA Abbott Schools Demonstration Program.  The City of East Orange constructed the East Orange School for the Performing Arts, the City of Vineland constructed the Vineland Community School and the City of Trenton constructed the Trenton Daylight/Twilight School.
Triad was retained by Joseph Jingoli and Sons, Inc. to act as the Relocation and Acquisition Consultant for the three Demonstration School projects. In all three projects, Triad prepared the Workable Relocation Assistance Plan, preformed all resident outreach, intake, financial processing, case management, and file management.
In Vineland, 50 tenants, 8 homeowners, and 1 business were successfully relocated with a savings to the project of approximately $750,000.

In East Orange, 82 tenants, 4 single family homeowners, 8 businesses, the existing City of East Orange High School and its Maintenance Building were relocated.  This project was successfully completed in 18 months.

In Trenton, 2 businesses were relocated and 9 properties were acquired within 8 months.
